The newest data shows a clear transition toward a buyer’s market in the luxury single-family segment, driven by rising inventory and slower absorption.


Luxury Single-Family Homes


  • The luxury benchmark price remains $1,300,000.

  • There are 155 luxury homes on the market with 17 sales, resulting in an 11% sales ratio, indicating a buyer’s market.

  • The median luxury sale price is $1,620,000, a pullback from prior peaks.

  • Homes are selling for 94.55% of list price, reflecting more negotiation.

  • Median days on market is 68 days, improved from 79 days last year.


One standout detail - the most active segment remains $1.5M–$1.7M, where demand is still relatively strong compared to higher price tiers.


Overall, while well-prepared and well-priced homes continue to sell, buyers are gaining more choice and slightly more leverage.
