The luxury benchmark price remains $1,300,000
There are 235 luxury homes on the market with 40 sales, resulting in a 17% sales ratio, indicating a balanced market
The median luxury sale price is $1,750,000
Homes are selling for 97.78% of list price
Median days on market increased to 64 days
One standout detail is that the most active price segment shifted to $1.5M-$1.699M, where demand remains particularly strong relative to available inventory.
Compared to last month's report, inventory increased substantially while sales activity also improved. This suggests that while more luxury homes are coming to market, buyers still have an appetite for well-positioned properties.
In my experience locally, we're also seeing buyers become more decisive once they identify the right property - particularly in waterfront and lifestyle-driven segments. The strongest homes continue to attract attention, while buyers are showing less willingness to compromise on pricing, condition, or location.
