If you’re a homeowner on Cape Cod, you don’t have to tackle rising utility costs alone. Through the MassSave® program, Massachusetts remains one of the most generous states in the U.S. for helping homeowners "seal the envelope" and modernize their homes. From a real estate perspective, these upgrades do more than just lower your monthly bills—they increase the value and marketability of your home. In today’s market, energy-efficient homes command a premium and move faster.

Strategic Upgrades & Equity Growth
75%–100% Off Insulation: MassSave® often covers the majority (or all) of the cost for attic, wall, and basement insulation. This is a high-ROI improvement that pays for itself immediately.
Modern Heating & AC ($10,000 Rebate): You don't have to fully remove your existing system to save. MassSave offers up to $10,000 to add high-efficiency heat pumps. You can keep your current oil or gas system as a "backup" for the coldest nights, while gaining modern central air conditioning—a feature today's buyers prioritize.
High-End Appliances: Access instant rebates on induction stoves ($500), ENERGY STAR® washers ($150), and battery-powered yard tools.
0% Financing for 7 Years: The HEAT Loan allows you to finance up to $25,000 for eligible upgrades at 0% interest—essentially using "free" money to build equity.
Modernize Your Appliances & Electronics
You can access many of these "instant rebates" through the MassSave online marketplace or at retailers like Lowe’s and Home Depot:
Induction Cooktops: Receive a $500 rebate for switching from a natural gas or propane stove to a high-efficiency induction range.
Laundry Upgrades: Get a $150 rebate for ENERGY STAR® certified clothes washers and $50–$200 for high-efficiency dryers.
Smart Thermostats: Get up to a $100 rebate on brands like Nest or Ecobee.
Battery-Powered Lawn Equipment: Even your yard work gets a boost! There are rebates for lawnmowers ($75), leaf blowers ($30), and chainsaws ($30).
The "Sill Beam" Secret: Protecting Your Structure
On Cape Cod, we deal with high humidity and uninvited "guests." A key part of many assessments is using spray foam insulation around the sill beam (where your house meets the foundation). This provides a multi-layer defense:
Pest & Rodent Barrier: It creates a rigid seal that significantly reduces the ability of critters to find their way into your basement.
Moisture Control: It helps prevent damp coastal air from seeping in—the #1 way to stop mold and mildew before they start.
Maximum Comfort: It stops cold air from "leaking" into your floors, making your home feel warmer during winter Nor'easters.
The ROI: Property Value & 0% Financing
As a Realtor® serving Dennis, Brewster, and the Lower Cape, I see the data: energy-efficient upgrades can increase a home’s resale value by 2% to 6%.
0% Interest HEAT Loan: You can access 0% financing for up to $25,000 over 7 years to cover the remaining costs of eligible improvements.
Tax Credit Reminder: Don't forget that federal tax credits for heat pumps and weatherization can often be stacked with these rebates, maximizing your total savings.
The Window Rebate: The Business Card Test
Energy-efficient windows are a top-tier selling point. MassSave offers a $75 rebate per window for replacing drafty single-pane glass.
The Test: Hold your business card flat against the glass; one reflection identifies a rebate-eligible single-pane window, while two reflections mean you’re already double-paned.
Note: You must complete any recommended insulation and air sealing first to qualify for window rebates.

How the Process Works: 4 Simple Steps
Ready to get started? Here is exactly what to expect:
The Call: Contact MassSave at 866-527-7283 or visit www.masssave.com to schedule your No-Cost Home Energy Assessment.
The Visit: A certified Energy Specialist will visit your home (in person or virtually). They’ll do a top-to-bottom walk-through, checking your attic, basement, and heating systems. During this visit, they often install no-cost "instant savings" items like LED bulbs and smart thermostats.
The Plan: You’ll receive a Customized Energy Action Plan. This report outlines the specific upgrades recommended for your home, the estimated energy savings, and the exact rebates you qualify for.
The Work: You can choose a pre-approved contractor from the MassSave network or have one assigned to you. They handle the installation, and MassSave pays the incentive portion directly to them—minimizing your out-of-pocket costs!
Thinking of selling? Modern, efficient homes on the Cape sell for 2% to 6% more on average. If you want to know how these specific upgrades will impact your home's appraisal, let's connect!
