Inventory Continues to Build, But Well-Priced Luxury Homes Are Still Finding Buyers


The Cape Cod luxury market continued its gradual transition toward a more balanced environment in May, offering buyers more choices while still rewarding sellers who price and present their homes thoughtfully.



According to the latest report from the Institute for Luxury Home Marketing, the luxury benchmark for single-family homes on Cape Cod remains $1.3 million, with the market posting a 12% sales ratio - right at the threshold of a Balanced Market.


While inventory has increased over the past year, it remains well below the levels typically associated with a true buyer's market. Instead, today's conditions simply give buyers a little more breathing room and more opportunities to compare properties before making a decision.


Inventory Is Up - But Still Limited


Luxury inventory is at 264 homes, compared to 298 homes one year ago, while 32 luxury properties sold during May. The median luxury sales price rose to $1,895,000, a 5% increase from last May. Homes also sold more quickly, with median days on market falling from 45 days to 40 days.


Perhaps the most encouraging statistic for sellers is that luxury homes sold for a median of 97.54% of their asking price, demonstrating that buyers continue to pay close to full value when they believe a property is priced appropriately.


The Ultra-Luxury Segment Remains Selective


One notable trend continues to be the growing inventory of homes priced above $5.5 million. Nearly thirty properties are currently available in this price range, but only one sold during the month.


This doesn't necessarily reflect weakening demand. Rather, it highlights that buyers at the highest end of the market have abundant choices and are highly discerning. Exceptional locations, thoughtful pricing, impeccable presentation, and strategic marketing are increasingly separating the homes that sell from those that linger.


The Sweet Spot of the Market


Much of the activity continues to occur between approximately $1.4 million and $3 million, where inventory remains relatively healthy and buyers continue to transact at a steady pace. Homes in the 2,000-2,999 square foot range were particularly active, posting a 21% sales ratio, the strongest performance among the major size categories.


This reinforces a trend we've been seeing throughout the Lower Cape: buyers continue to value well-designed homes that offer quality, location, and livability over sheer size.


Luxury Condominiums Continue to Outperform


The attached luxury market remains notably stronger than the single-family market.

Luxury condominiums (priced above $700,000) posted a 23% sales ratio, firmly in seller's market territory. Median sales prices climbed to $1,065,000, while inventory declined 17% from last year.


For buyers seeking lower-maintenance ownership without sacrificing quality or location, luxury condominiums continue to attract significant interest across Cape Cod.


What This Means for Buyers and Sellers


The Cape Cod luxury market continues to reward preparation rather than speculation.


For sellers, pricing accurately from the outset and presenting a home at its absolute best remain more important than ever. Buyers have more options than they did a year ago, but they're still willing to act decisively when they encounter a property that offers compelling value.


For buyers, increased inventory provides welcome flexibility. The pace has become a bit less frenetic than in recent years, creating more opportunities to evaluate properties carefully and negotiate thoughtfully - without eliminating competition for exceptional homes. There are still multiple offers on properties that have a solid combination of location, design, and price.


As always, real estate on Cape Cod is highly localized. Waterfront properties, village locations, and unique architectural homes often behave quite differently from the market as a whole. Understanding those nuances is often the difference between an average outcome and an exceptional one.
