Joe and I discussed my professional roots. Before real estate, I co-founded an e-commerce company, which fundamentally changed how I approach luxury listings. In today's market, the first showing happens online.

  • Selling a Lifestyle: We aren't just selling square footage; we’re selling "The Cape Cod Bliss." This means using my design background to coordinate paint, carpet, and "nautical" staging to ensure a home feels move-in ready.

  • Concierge Preparation: Most of my sellers aren't on the Cape year-round. I act as the project manager, meeting contractors and jumping through hoops to ensure the property shines before it hits the global stage.

One of the biggest differentiators we touched on is the regulatory "labyrinth" of the Cape. As the current Chair of the Public Policy Committee for the Cape Cod & Islands Association of Realtors, I have a front-row seat to the legislative shifts affecting property rights.

Pricing here is a defensible art form. I spend hours "slicing and dicing" data from adjacent towns like Orleans and Brewster to find relevant comps that reflect the true, subjective value of a luxury estate.
